Can you list the same property on Airbnb and Booking.com? Yes, and here's how
Yes. Neither Airbnb nor Booking.com requires you to list only with them, and many hosts use both to fill more nights. You just need to keep the calendars in step.
What's different between the two
- Guests: Airbnb leans towards leisure travellers and longer stays; Booking.com brings many short stays, business travellers and guests who already use it for hotels.
- Fees: Booking.com charges the host a commission on each booking, commonly around 15% (it varies by country and settings). Airbnb's fees depend on the fee model on your account. Check your own payout settings on both.
- Booking style: Booking.com is instant-book by default; on Airbnb you can choose request-to-book.
- Payments: Airbnb always collects payment; on Booking.com you can often choose whether Booking.com or you collect it.
Setting it up
- Create the Booking.com listing at join.booking.com (they call it a "property"). Use the same photos and description, adapted to their format.
- Match your house rules, check-in times and cancellation policy as closely as the two sites allow.
- If Booking.com's commission is higher for you, set its prices a little higher, so you earn the same per night.
- Connect the calendars before you open bookings. This is the step people skip, and it's the one that causes double bookings.
Connecting the calendars
Both sites support calendar (iCal) links. You can link them directly, or use one calendar in the middle so adding Agoda or Vrbo later is easy. Follow the step-by-step sync guide, or let Axorooms do it: free for up to 5 listings, with alerts if two sites take the same night.
