Free channel managers for Airbnb and Booking.com: 8 things to check before you choose
If you have one to five rentals, a free channel manager can stop most double bookings. But "free" tools differ a lot. Here's how to judge them.
What free channel managers can do
Almost all free plans use calendar (iCal) links. That means they sync booked and closed dates between sites. They don't push prices, and they're limited by how often each site reads links (Airbnb about every 3 hours, Booking.com about every 2).
8 questions to ask
- How many listings are free? Some tools give one, others five or more.
- Which sites are supported? Check every site you use, including regional ones like Agoda or Vrbo's local versions.
- Does it need your Airbnb or Booking.com password? It shouldn't. A link-based tool never needs it.
- Does it warn you about overlaps? Two sites will occasionally take the same night. You want to know in minutes.
- Does it tell you when a link breaks? Links fail silently. This matters more than anything else.
- Can you add phone and walk-in bookings? Otherwise they're invisible to your sites.
- Does it avoid echo loops? Each site should get every booking except its own.
- Can you export your data and leave?
When to pay instead
Pay for an API-connected PMS when you have many units, lots of same-day bookings, want prices pushed to every site, or want all guest messages in one inbox.
